How do I let my property?

1. Choosing an agent
Over 90% of tenants are found through the major UK property portals such as Right Move and FindaProperty. When choosing an agent consider their fee and the service that will be received for that fee. Most agents charge between 8% and 12% plus VAT.

2. Safety regulations
As a landlord, you have an obligation to ensure that your property complies with all the necessary regulations covering the safety of gas appliances, electrical installations and any furnishings supplied for the tenancy. Please see the menu on the right for further information.

3. Viewings
UrbanSalesandLettings will arrange all viewings between you and potential tenants. Most high street estate agents are only open 9am-5pm Monday to Friday when most potential tenants are at work! The benefit of performing your own viewings arranged by us is that more tenants are able to view the property at convenient times.

4. Rental paperwork
Tenancy agreement
To achieve a smooth running tenancy it is essential to have a professional agreement in place. UrbanSalesandlettings will provide you with the appropriate agreement. Please see the menu on the right for further information.
Inventory
An inventory of the contents and condition of the property should be produced prior to commencement of the tenancy. UrbanSalesandlettings will provide you with the appropriate agreement.

5. Rent and deposit
The landlord and tenant must decide how the rent will be paid each month and the Landlord must hold the deposit in an offical scheme. Please see the menu on the right for further information.

6. Completion
Unless your property is let on a short let basis, you need to ensure letters are sent out transferring the utilities into the name of your tenant and keys are handed over.
