A Definition of the Terms Contained within this Document
1. “Landlord(s)”, refers to the individual seeking to use UrbanSalesandLettings to let their property.
2. “Seller(s)”, refers to the individual seeking to use UrbanSalesandLettings to sell their property.
3. "Tenant(s)", refers to the person seeking to rent the “Landlord(s)” property.
By instructing UrbanSalesandLettings Services “You” the Landlord and/or Seller(s) hereby agree to the Terms and Conditions contained herewith.
General Terms and Conditions
In instructing UrbanSalesandLettings for any Estate Agency service the Landlord(s) and/or Seller(s) agrees to;
-Pay, in full, at the time of instruction.
-Have fully understood the service that is to be received from UrbanSalesandLettings as an Estate Agent
-Use UrbanSalesandLettings Estate Agency Service as a Landlord or Seller and not as a Letting Agent or
Estate Agent.
-Forfeit any refund if it is found that a registration for any of UrbanSalesandLettings services is made by a
Letting Agent or Estate Agent.
UrbanSalesandLettings ‘Tenant Finder’/'Tenant Finder Plus/Sales Pack' Service for Lettings and UrbanSalesandLettings Sales Services
In agreeing to use UrbanSalesandLettings Tenant Finder Service and/or Sales Services the Landlord(s) and/or Seller can expect:
-A consultation with an experienced professional at UrbanSalesandLettings on the telephone and/or through the UrbanSalesandLettings website at the time of instruction.
-A visit from one of UrbanSalesandLettings’ experienced advisors in person. Note: An initial consultation is subject to the availability of our representatives and is not deemed as a standard feature of UrbanSalesandLettings ‘Tenant Finder’and 'Tenant Finder Plus' Service (additional charges may apply). If a Landlord(s) and/or Seller(s) require this initial consultation the Landlord(s) and or Seller(s) must inform UrbanSalesandLettings before instruction. UrbanSalesandLettings reserve the right to refuse the addition of individual services unless a 'Traditional Service’ and/or ‘Full Management Service’. A visit from one of UrbanSalesandLettings' experienced advisors in person is part of all sales packages. It is deemed as standard feature of all sales packages.
-UrbanSalesandLettings to contact the Landlord(s) and/or Seller(s) with all interest in their property through their preferred method. (The preferred contact method is asked on instruction. UrbanSalesandLettings cannot accept responsibility if a Landlord and/or seller has not responded to a viewing request). The Landlord(s) and/or Seller(s) is responsible for conducting their own viewings unless specified and agreed by UrbanSalesandLettings in writing BEFORE the tenant finder /tenant finder plus/Sales pack has been purchased.
-UrbanSalesandLettings to market the Landlord(s) and/or Seller(s) property using the ‘Tennant Finder’ Service and/or ‘Marketing and Administration’ Service for the time period specified on instruction.
-A direct mailing of the Landlord(s) and/or Seller(s) property to be sent to UrbanSalesandLettings entire database of registered Tenants and/or Purchasers.
-A direct mailing of the Landlord(s) and/or Seller(s) property to be sent to the database of registered Tenants and/or Purchasers that have agreed to receive updates via the, Primelocation.com, Rightmove.com, Fish4 Homes and FindaProperty.com networks.
-Arrangement of Property Particulars to be used as part of UrbanSalesandLettings ‘Tennant Finder’ Service and/or ‘Marketing and Administration’ Service. The arrangement of Property Particulars will include a property valuation for lettings and/or sales. Note: A valuation shall only be conducted if the Landlord(s) request this at the time of instruction. An on site valuation is a standard feature of all sales packages. If an initial consultation has not been performed the Landlord(s) and agrees that the details submitted comply with the Property Mis-description Act 1991. UrbanSalesandLettings hold no responsibility for any mis-descriptions provided by the landlord(s). (Please refer to the ‘Office of Public Sector information’ website for further information on the Property Mis-description Act 1991)
-Advice on legal obligations and an opportunity to use a number of other Property related services offered by UrbanSalesandLettings.
*Credit checking will be performed at an additional cost
**UrbanSalesandLettings will remove each property 2 months after the date of instruction unless it is requested that the property is kept on our partner sites before the 2 months comes to an end. If no instruction to maintain the service is received during the initial 2 month period the Landlord will be able to reinstate their marketing up to 2 weeks after the 2 month period has come to an end. Each 2 month period will begin when the request is received.
UrbanSalesandLettings ‘Traditional’ Service for Lettings
UrbanSalesandLettings are able to provide a full estate agents service please see below to see what is included.
-Arrangement of viewings
-Accompanied viewings
-Tenancy agreements and credit checking*
-Initial handover with tenant
-Full colour Photography
-Appraisal and inspection of the Landlord(s) property
-Negotiation all offers on behalf of the Landlord(s)
-The property will be listed until Let**
*Credit checking will be performed at an additional cost
**UrbanSalesandLettings will remove each property 2 months after the date of instruction unless it is requested that the property is kept on our partner sites before the 2 months comes to an end. If no instruction to maintain the service is received during the initial 2 month period the Landlord will be able to reinstate their marketing up to 2 weeks after the 2 month period has come to an end. Each 2 month period will begin when the request is received.
PLEASE NOTE ANY ATTEMPT TO REPLACE A PROPERTY WITH A DIFFERENT PROPERTY THROUGH OUR EDIT FUNCTION WILL RESULT IN THE TENANT FINDER PACK BEING CANCELED WITHOUT REFUND.
UrbanSalesandLettings ‘Full Management’ Service for Lettings
-Arrangement of viewings
-Accompanied viewings
-Tenancy agreements and credit checking*
-Initial handover with tenant for Lettings
-Full colour Photography
-Appraisal and inspection of the Landlord(s) property
-Payment to Landlord after deduction of the management fee.
-Negotiation all offers on behalf of the Landlord(s)
-The property will be listed until Let**
*Credit checking will be performed at an additional cost
**UrbanSalesandLettings will remove each property 3 months after the date of instruction unless it is requested that the property is kept on our partner sites before the three month comes to an end. If no instruction to maintain the service is received during the initial 3 month period the Landlord will be able to reinstate their marketing up to 2 weeks after the 3 month period has come to an end. Each three month period will begin when the request is received.
UrbanSalesandLettings Sales Service
UrbanSalesandLettings Sales Services incude all of the following
-Home Visit and Valuation
-Arrange viewings
-Appraisal and inspection of the Seller(s) property
-Negotiation of all offers on behalf of the Seller(s)
-The property will be listed until Sold**
**UrbanSalesandLettings will remove each property 3 months after the date of instruction unless it is requested that the property is kept on our partner sites before the three month comes to an end. If no instruction to maintain the service is received during the initial 3 month period the Seller will be able to reinstate their marketing up to 2 weeks after the 3 month period has come to an end. Each three month period will begin when the request is received.
Lettings and For Sales Boards
Boards will be erected within 7 days of instruction.
‘Tenancy Pack’ for Landlords
UrbanSalesandLettings send a tenancy pack, on instruction, to all Landlords. The documents contained are for completion by the Landlord and Tenant and are to be used as a guide only. UrbanSalesandLettings shall not be held responsible for anything contained within these documents and specifically the failure of a tenancy agreement. UrbanSalesandLettings hold no responsibility for any disagreements, disputes, damages or expenses incurred due to a landlord/tenant dispute. Advice is available if any disagreement ensues.
‘Free Tenancy Agreement’
UrbanSalesandLettings hold no responsibility for any loss as a result of the use of any of the documents downloaded from the UrbanSalesandLettings website. The documents contained are for completion by the Landlord and Tenant and are to be used as a guide only. UrbanSalesandLettings shall not be held responsible for anything contained within these documents and specifically the failure of a tenancy agreement. UrbanSalesandLettings hold no responsibility for any disagreements, disputes, damages or expenses incurred due to a landlord/tenant dispute. Advice is available if any disagreement ensues.
Promotional Codes
UrbanSalesandLettings offer a discount policy that enables landlord(s) and/or Sellers with more than one property to receive discounts throughout the year. The landlord(s) and/or Seller(s) are responsible for contacting UrbanSalesandLettings to receive their discount code. This offer is not available in addition to any promotions that UrbanSalesandLettings may offer. Discount codes may also be used for promotional purposes from time to time.
Responsibilities of Landlord(s) and/or Seller(s) as part of the ‘Tenant finder’ Service for Landlords and ‘Marketing and Administration’ Service for Sellers
It is the seller’s responsibility to ensure:
-They have the legal right to sell the property.
-A HIP is in place within 28 days of instructing UrbanSalesandLettings up to the period ending 31st
-December 2008. From 1st January 2009 onwards a HIP must be in place at the time of instruction. (Please note that this is applicable for the ‘Marketing and Administration’ Service only as all other Sales Services include the provision of a HIP.)
-It is the landlord’s responsibility to ensure:
-All furnishings within the property comply with Fire Safety Regulations.
-An up to date Energy Performance Certificate is held.
-An up to date landlords' electrical safety certificate is held
-The tenant(s) deposit has been placed in a registered Tenancy Deposit Scheme.
-An up to date landlord's gas safety certificate is held.
Promotions
By instructing UrbanSalesandLettings the Landlord(s) and/or Seller(s) agree to receive marketing information from UrbanSalesandLettings. If the Landlord(s) and/or Seller(s) wish to unsubscribe they are advised to email info@urbansalesandlettings.co.uk.
Editing and deletions
The Landlord(s) and/or Seller(s) are able to amend or delete their property or personal details at any time during their contacted term. These amendments should be emailed to info@urbansalesandlettings.co.uk. Please allow 24 hours for amendments to be made.
Partner Sites
UrbanSalesandLettings shall not be held responsible for any difficulties encountered by our partner sites. If for any reason UrbanSalesandLettings are no longer able to market a Landlord(s) and/or Seller(s) property through the agreed property portals UrbanSalesandLettings will not be held responsible and no refund will be given. UrbanSalesandLettings reserves the right to change partner sites at any time without notice.

Privacy Policy
This privacy policy sets out how UrbanSalesandLettings uses and protects any information that you give UrbanSalesandLettings when you use this website. UrbanSalesandLettings is committed to ensuring that your privacy is protected. Should we ask you to provide certain information by which you can be identified when using this website, then you can be assured that it will only be used in accordance with this privacy statement. UrbanSalesandLettings may change this policy from time to time by updating this page. You should check this page from time to time to ensure that you are happy with any changes. We will promptly correct any information found to be incorrect
Refund Policy
Products and services that are purchased on the UrbanSalesandLettings ltd website may be refunded without question within 12 hours of purchase (less a 10 percent administration charge). After this period no refund will be offered. Refunds can only be made to the card that was used to purchase the goods and/or services. All refunds will be made through PayPal within 72 hours of request.
Claims for refunds must be emailed to info@urbansalesandlettings.co.ukwith full details of refund amount, product and the reason for request.
